Local Law 152 – Gas Piping Inspections
December 7, 2023
Local Law 152 requires the periodic inspection of gas piping systems of all buildings at least once every four years by a Licensed Master Plumber (LMP).
Until recently, the DOB did not strictly enforce the deadline windows for Local Law 152. That has now changed and there has been an increase in penalties issued to buildings that have not filed their Gas Piping System Periodic Inspection Certification (GPS2).
Regardless of your sub-cycle, you now have until December 31, 2023, to have a certification submitted; otherwise, failure to file a certification will result in a civil penalty of $5,000 issued to the current owner.
If your building was supposed to file the inspection before December 31, 2022 (Buildings in Community Districts 1, 3, 10, 2, 5, 7, 13, 18, 4, 6, 8, 9, 16) and you have not yet completed your inspection, you are at risk of receiving the $5,000 fine.
As a reminder, the Local Law 152 windows are as follows:
What now?
If are unable to have your building inspected by the deadline of your reporting year, you can request a one-time 180-day extension of the due date. Learn more here.
HLZAE can help you complete the necessary inspection and file the GPS2 certificate to ensure your building is not fined, as well as help you file for an extension.
